Short Term Rental Policies

CANCELLATION POLICY: All cancellations are subject to the forfeiture of the $20.00 reservation fee. Cancellations within 60 days of the scheduled arrival date will result in forfeiture of all monies including fees, deposits and advance rents made on the reservation. Select Real Estate is not responsible for any owner cancellations except that we will try to relocate you in a similar property.

SECURITY DEPOSITS: Properties are inspected by our staff prior to and following your departure. Our expectation is that you will leave the property in the same condition that you found it. Your security deposit will be refunded in full within 30 days of your check-out date; otherwise you will be notified concerning any additional charges or reductions. It is your responsibility to report to Select Real Estate any issues with your rental when you arrive.

PAYMENT METHOD: A $200.00 damage deposit and $20.00 non-refundable reservation fee is required when reserving a property. We do not accept credit cards; therefore, initial deposits may be made by personal check. All final balances must be in the form of cash, certified bank check or money order.

TAXES: All vacation rentals are subject to the New Hampshire 8% Lodging Tax.

ARRIVAL: Because our office is open until 5:00 PM daily, someone in your party must arrive before 5:00 PM in order to pick up the keys. If no one in your party is able to arrive before 5:00 PM, payment must be received in advance so that we can make other arrangements. Keys and directions will be provided at our office. You will be required to sign an occupancy agreement upon arrival. PLEASE REMEMBER CHECK IN IS AT 3PM AND CHECK OUT AT 11AM. SORRY, NO EARLY ARRIVALS OR LATE DEPARTURES.

PETS/SMOKING: No pets or smoking are permitted unless you are renting one of our properties without either of these restrictions. If you have allergies to pets, please advise us as some owners bring their pets to their properties even though they may be listed as "No Pet" properties.

LINENS: Sheets and towels are not provided in our vacation rentals. Please refer to the property description on our website regarding bed sizes. Pillows and blankets are provided.

TELEPHONE: All toll calls must be made collect or with a credit card.

RUBBISH REMOVAL: Please remember that rubbish removal is your responsibility. Town dumps are conveniently located in Conway and Madison. Madison requires glass separation for purposes of recycling. Conway requires separation of glass, plastic and aluminum cans. Do not under any circumstances leave rubbish at the property. Procedures regarding rubbish removal will be provided to you at the time of your arrival.

KEYS: On the date of your departure all keys must be returned to Select Real Estate by the 11AM departure time. Lost or non-returned keys will be subject to a charge.

CLEANINGS: On the date of your departure please make sure the house is clean and in the same condition as when you arrived. If you do not wish to clean, please notify us upon check in if you would like to arrange to pay for a cleaning upon check out.

DIRECTIONS FROM BOSTON TO SELECT REAL ESTATE: Take Route 95 North to the Spaulding Turnpike. Turn north onto the Turnpike and continue until its junction with Route 16 North. Take Route 16 North to Conway (approximately 75 miles). Just after the first set of traffic lights in Conway, follow Route 16 left at the second set of lights towards North Conway. You will pass Super Shoes and Allen Wayside Furniture. Select Real Estate is located just beyond Allen Wayside Furniture on the right at 445 White Mountain Highway, Route 16.
